I am often asked in the midst of this current market how things are going in Corpus Christi, I answer with “Great, it’s an awesome time to buy.”
That is the truth. If you are even considering buying a house within the next 12 months, now is the time to do it, don’t wait. The market in Corpus Christi is still appreciating. Prices have softened a little, mainly on homes above $250,000 and on the Island. In town we are still looking good.
According to the Texas A&M Real Estate Center in College Station the level of inventory for the Coastal Bend has crept up towards 8 months of inventory (meaning that we have enough homes on the market to satisfy buyers for 8 months if no new ones were listed). This over abundance of listings is great for buyers. You have more choice on amenities and pricing.
I will say this, if a home is priced good and in great condition it is not going to last long. For example if 30 buyers are looking in a specific neighborhood for the “Right House” to come up and a great priced home hits the market, 30 people may jump on it. Earlier this month I put a new listing on the market that is in pristine condition and priced just below the current comparable homes in the area, we had 5 showings and 3 offers in the first 3 days. If you find a house you like, jump on it and don’t look back.
